3249 Taxes on property Restoration in Marche

Cna anyone tell me what rate of tax I will have to pay on labour and materials for a 'recupero di un edificio ex rurale per civile abitazione' ?
Planning permission is approved and we have signed the contract with the builder using the geometra as Project Manager. The Computo metrico estimativo shows the Quantity /prices etc as per 'the book' but I am not sure if taxes are applied to these figures and at what rate.
Initially we won't be living in it full time but within 2-3 years of final completion are selling up in the UK and retiring to Italia so I do not know if there are different rates of tax depending on circumstances.

Also we are going green and using a combination of pellet boiler and solar panels for space / hot water heating. Are any grants / tax concessions available for such things? I suspect the money will have run out for the former but perhaps there may be some of the latter available.

Well, the computo metrico will not include whatever rate of IVA is applicable to your project. This is a moveable (political) feast, and can be a maximum of 20% (IVA is the equivalent to British VAT) - or could be 10% on some items of expenditure, depending....
Your geometra is the best person to answer this question!
As to grants for such things as solar heating - whatever "state" money is available to help, it will almost always be based on a reduction which you will be able to use against your Italian income tax return.........are you making an Italian tax return?
I think you would be wise to budget for adding 20% IVA to your computo metrico, plus at the very least another 10% (+IVA = 12%!) contingency. That is being optimistic!!

Are you saying there shouldn't be a charge for fixed expenses or is 25-30% normal?
