I know there are some experts out there so grateful for views on the following. My Geometra tells me that building regs require a structural engineer's report and a gelogist's report for a reconstruction which involves partial demolition.
A local kitchen supplier advised that solid wood worktops are not favoured because of problems from humidity. Wondered what are others' views or experience ? While inclined to take notice of the kitchen supplier it could be case of we don't stock
I am having problems tranferring funds between my BancoPosta current account and my Geometra's account, also with BP. Not had this problem before and respective bank details have not changed.
we are in same situation as you describe. Have got BancoPosta on line, plus registered with Enel (and CIIP for water) so can 'see' bills, get the emails when they fall due, receive paper copies and pay electronically. You will need BPs security device to make payments as well as a card. Easy enough to register your italian address with the local postal office on application to start with and subsequently ask them at the local office to change mailing address to your UK address for a period as you will be away. As someone esle has posted, you can only use an italian issued credit card to pay enel. Wouldn't trust a DD.
... the tax is presumably levied on all capital assets so that divesting oneself of legal title but retaning beneficial interest eg through share cap or trust arrangements is a non starter for the avoidance-minded? I seem to recall a similar situation for spanish held property a few years ago which resulted in the UK directors of property owning companies, formed purely to hold a holiday home, being scrutinsied for a UK benefit in kind tax charge for using the company asset (the house)! I have every sympathy with those who are suffering in the current economic downturn. But I'm paying all my increased UK taxes to bail out the UK so I have to say I am a bit miffed at also helping to bail out the italian economy at the same time. While (sort of) happy to contribute on an equal basis I'd be less miffed if I thought the economic situation was not deepened as a result of past tax evasion. The proportion of Italian tax lost in the black economy by some estimates is 27% of the total revenue. compare that to UK estimates of 13%.
Thanks for earlier posts and comments. The broad consensus validated our thoughts and indeed said Geom has openly admitted that his recommendation was not correct. We have relevant professionals waiting in the wings but ... does €3k for structural calcs (ex IVA) plus a further quote expected from a second structural engineer for final testing (guessing at €2-3K) read as within normal expectations. Building in question is an old (i.e. not compliant with current regs) domestic single storey 14m x 3m unit to be demolished and rebuilt, sited on a low lying flat plain. Minor drainage issues from run-off which will be resolved with culverts. Appreciate posters can't be precise but wondered whether €5-6k reads as high? Thanks folks.
Thanks for your replies which tend to confirm my initial thoughts. And indeed, in the ongoing email conversation between the geometra and me, he has confirmed that my circumstances definitely require the reports. As I write an email has popped in from him confirming that his 'solution' was designed to save me money but is not legal. Has avoided answering my questions on whom is responsible for fines etc in the event that the Comune uncover his plan after the event. I understand that the combined professional costs are iro €2500 and geometra suggests needing to pay the comune for oneri di costruzione - no idea how much these are. Anyone know if it's cents, hundreds, thousands? Thanks again.
I believe you need to use the form F24 to pay IMU. The trick is to find the right account into which to pay! Having paid ICI diligently for 6 years via our internet BancoPoste account (links you directly to the assumed correct ICI account) our helpful Comune told us last week that the account is way out of date! Anyway they sorted this out and then offered to email the IMU calculation to us with the F24 etc when it is due for payment. Very obliging and dispelled somewhat our initial worry that they recognised us by name when we appeared at the desk and asked for help - eek we thought, what are we in for???
You will need to calculate the taxes yourself if you can't get to the comune for them to help you. You can pay someone to do it for you - there are ads on this site. If you have the info you can calculate the 2011 ICI yourself. Use one of the on line calculators .... http://www.dossier.net/guida/calcola.htm IMU for 2012 changes the rules though the basic calculation still uses the rendita for the property and you will see an increase in your contrbution. My comune directed me to this calculator .... http://servizi.egaspari.it/imu/schede.aspx Something of a surprise for us was that we no longer pay tax for our land as it is within a designated mountain comune (at least I think that was the explanation) Hope this is helpful.
Within ICI there was a reduction for the condition of the property if it was 'inagibilità o inabitabilità'. I read on one of the IMU help sites that there is no provision within IMU for this reduction. But it may be granted according to the discretion of the Comune and decreto legislativo 15 dicembre 1997, n. 446 is cited as possibly the article 0n which to rely. Anyone know whether in practice this reduction has carried over from ICI into IMU. My Comune is the now not so new Fermo in Le Marche? Oh yes, and we are non-resident. Thank you.
Are there restrictions in cover should the property be unoccupied for long periods, such as in the case of an overseas owner using the property soley for holiday?

... you put your uk property into a ltd company and thus derive your interest in the property from the share holding?
