I have a possible contact for you for an estate agent but will need to make some enquiries,have lost the web address. She is a lovely lady half English/Italian and used to teach Italian at my local college. Will post you if I can find details.
Pianopiano, thanks for your input. You guessed it, it is an older house requiring a completely new roof and will require the seismic installations as well. Just looks like I will have to raid yet ANOTHER of my piggy banks.
Hi Tony and welcome to the forum. 10% buying costs seem to be about right if you are planning to become resident. As I understand it this should cover all fees including the estate agent, notary, purchase taxes etc. If you are not planning on taking up residency I think the figure is about 18% Agency fees appear to be usually 3% of the property cost plus the VAT (IVA) of 20% but I think the fees may be open to discussion (am sure I will be corrected on the above if this is not the case – some very knowledgeable folk posting on this forum). I am not sure how notary and solicitor fees are calculated, think of a figure and double it? I am looking to buy a property of a similar value and have been quoted notary cost of EU 6500 and solicitor’s cost EU 6500, both excluding the IVA. These appear ridiculously high to me. Am very new to the forum but it struck me that it may be worthwhile for you to create your own new posting section for your questions since (am assuming here) I could imagine that your posting may not be read by those who have already dived into my postings? To do this you have to select 'create content' under the Community section and then select 'new post'. The postings have been invaluable, grazie a tutti! It does all appear to be a little more involved than originally anticipated but who said life was straightforward. (Melbreak- thanks for the prompting. I did post a thank you to everyone yesterday at the bottom section of all the postings 'post new comment' but is seems to have disappeared down one of those big black holes? Bit of a forum virgin)
We've used Auto Europa (Sicily by Car), on a couple of occasions and found them to be excellent. A little more expensive but their prices were all inclusive. Not to be confused with Auto Europe, we ended up paying as much again for the car hire with them since we were scaremogered into taking out extra insurance at Treviso on pickup.
