3653 Property Advice

I am a Scot, who has Italian Citizenship, registered on AIRE. I am considering buying property in Italy as part of my longer term retirement and inheirtance tax planning. In the short term, it would only be a holiday home, as we are regular vsisitors.

Anyone got any advice on the following:

Can I / should I / How do I / claim residency?
I don't have a Codice Fiscal yet, how easy is this to get and do I need one?
I also don't have a Cart'Identita, how easy is it to get one and do I need one?

Any advice gratefully accepted.

As an EU citizen, you are entitled to buy property and live in Italy. As an Italian citizen, you are also entitled to claim your home in Italy as 'Prima Casa', even if you don't adopt residency, and so pay lower property taxes. This thread explains it...

Initially, you will need a Codice Fiscale, then a Permesso di Soggiorno; there's lots of useful information about these on Christina's site, 'Expats In Italy'....

Once you've bought a home, you can apply for residency at your local comune. There a lot of information in former threads on this Forum, which you can access by using the Search button towards the top of the page.

You can apply for the codice fiscale at the Italian Consulate or Embassy in the UK. Your request should be submitted on the relevant forms along with a photocopy of your current passport. You will need a Codice Fiscale, among other things, for:

Opening bank accounts
Purchasing a car
Purchasing a house
Entering into utility contracts (gas, water, electricity and telephone)

All peoples registred to AIRE and with Italian Citizenship HAVE a codice fiscale !

If you are a part of AIRE you should know which Comune are you out of ( Aire comune di???) and it is very weird you do not have a codice fiscale or a carta di identita. You can contact your Comune and ask for the ufficio anagrafe. They should have all your records and will be able to help.
