It will probably count as Turismo rurale so you need to know what your region and your commune require and allow.

Are you looking for a fixed line or a mobile?  

Without knowing when the apartment was built, it isnt easy to offer advice.   If the finger plates on switches are aluminium, then the electrical system is prior to 1973 and will probably need upgrading,  appliances are now much more power hungry than they were 50 years ago, and 1 or 1.5mm cable is not to going to be enough.    The owner should either provide certification for the electric and water systems or declare that they were legal when they were put in.    If its the latter then assume they will need work.

You mean agriturismo o turismo rurale?.  Assuming you meant the first, you have a long way to go.  The principal of agriturismo is that you go to an agriturismo to eat/stay and eat/use the property's produce while you are there.  So olive oil, almonds, vegetables etc.  In your case, you need to clean the land, and plant something.  If you want to be BIO then the land must be certifiably free of products for the next 5 years.   Its a long haul, and then you have to decide if you want to do hospitality.   Obviously the prerequisite for this is taht you are a resident and will live there.  

For turismo rurale  there are loads of rules which change from region to region.   They can include making sure the entire property is fenced,  access, facilities, etc etc.  

There are some incentives for young women to start businesses, and various other state and European help, but if you're a male and over 40 you're most likely on your own.   The paperwork is legion, and you will need a good command of Italian to negotiate it. 

 

Your English will however will not take precedence if you are resident in Italy.  The inheritance law is governed no longer by your nationality but where you prevalently live - so if you are resident in Italy, then Italian succession law applies for any Italian property. 

In theory yes,  If the property is not divisible then a judge can order a sale, which in this case - seeing as 6 want to to sell and the one who doesnt has only 12% or so of the property - would be a sensible thing to do.   Does your sister pay her share of bills, tax and imposte?   

Marginally easier - assuming you're a non European citizen,  you would apply for a permesso for motivi familiari and you have an address.  You will need to get the yellow kit from the PO and fill it in within 9 days of your arrival in Italy, and get it sent off.  Check online that you have all the documents necessary in the originals before you set off for Italy.  

Rentals in Italy are either up to 30 days or for a year or more.  It will be very very difficult to find something in between.    Contracts must be registered at the tax office with all the associated costs, utilities put in the names of the renters, taxes paid etc.  So letting a house for 3 months isnt worth it.  You will find airbnb that you can rent for 3 separate months back to back - but obviously if you want to come in high season you will pay high season prices.  If you are in low season, make an offer.  Most owners would rather have their properties occupied than empty.
