I think before you do anything else you need to see a commercialista, preferably one who has other clients who let properties. There is much more to their service than the filling in of the Italian tax return, and I would wait before you register your buisness with anyone else, depending on the scale of your operatation it may not always be necessary, but only the commercialista can advise on this.

It was a treasure hunt tracking down our permisso in the days when they were required for eu citizans, they seemed to be passed around the local police stations for months, finally arriving in our local one in Falerone, we met many people along the way, all trying to be helpful (and useful to know when being stopped at 3am after an emergency hospital trip). Frustrating for you as you need it to work here, but perhaps part of the journey of living here in Italy.?, gets done in the end. Some of the first words etched in our brains were piano, piano .Hope you track it down soon.
