Talk to people locally - they will know the best tradesmen to use. I've always been very pleased with tradesmen found this wayUsing local tradesmen also keeps everyone happy - locals don't like outsiders, [for my area thats anyone from  more than about 3 or 4 Km away], doing work a local can do]

Stamp Duty - 2nd Property in UKNowadays, if you already own a property in UK, there is an automatic 3% addition to the rate of Stamp Duty payable on the purchase price on a second home.

Electricity - yes there is a higher rate for 'foreigners' - don't think so for water or gas.

[Things may have changed when they fiddled around with (increased) leccie prices recently, but I don't think so]

If they don't like what is happening, complaints may well 'appear' at the Comune [and possibly the Tax people] Let them know what is happening, and 'keep them sweet' - never upset the locals
