Have you reached out to the tenant yourself and asked to terminate the contract? I would try my hardest to do this as painless as possible without having to go to the courts..

Hello! most likely you need to contact the local Comune (local government) where the house is located in order to report any “Manutenzione ordinaria”. It may even require hiring a local geometra to inspect the area surrounding. Do you have someone currently helping you in Italy at the moment?
We had a a feature in 2011 regarding dual citizenship that you might want to refer too, likely you will have to prove via documentation that no family link was broke, it can take a long time to get but it's absolutely worth it!
