Need advice on cost of renovation of roof/house is old farmhouse 120sqm/geometra says it needs new insulation to be bring it up to modern building standards.Also blasting of old plaster on exterior to reveal old stonework.Can anyone help?
Hello again Zeb,just got from my geometra the roof (90 sqm )renovation quote for €11,700 to include stripping back to beams/cleaning/ plus woodworm treatment/ inner tiles cleaned replaced/then an insulated layer/replace outer tiles /includes guttering and down pipes.This i am told brings it up to date for insulation and certification.Did you get insulation and certificate for yours?Just so many different building laws that i am told i need from the commune?Did you have to do anything to reinforce the roof tops for any seismic activity,Is this a requirement also?Just starting its minefield!!Any info would be great.

Thanks for that Sablanico,The roof will be stripped back to install a new insullation,The solar panels will be intergrated in with the tile replacement(the angle i would think could be optimised minimum 30degree)Do you think that it will be enough power for my house of 2up 2down 120sqm.What would you suggest For the hot water and heating system for ease of use and on a lower budget to install.Regards Atessa

Hi Bunterboy,The house we recently bought is in the countryside near Atessa it dates from 1850 and is in good condition,it is basicly 120sqm, 2up 2down,built of stone but rendered.It needs a full renovation.The plans have been submitted to city hall and approval should happen within weeks.Yes i agree costs are high and that is why i asked my original question Solar panels and installation/energy for free.It turned into a Big Debate and still continues.Abruzzo is a wonderful area and we cant wait for the start!!
Hi Alba,If you dont fully understand your Notary,you will have to during your meeting.The Notary reads through all the documents to everyone present and it is a legal requirment that you have fully understood before you sign.During our signing the Notary had also the same documents in english for us to follow, this is the one and only time you can query any of what is said,we also had our english speaking Geometra present if we needed any further explanation.Maybe you speak Italian then you are ok.

We have recently taken possession of our property and deeds.The geometra is the best person to look into all parts and parcels of land that may surround your house and their owners.Contact one that is in your locality,he will have more understanding of your local commune to search out and produce your new documents.Most solicitors use a local geometra to do this type of work.
