I understand that if you sell your house or rent it out, the certificato di agibilita is essential. But excluding these circumstances, are home owners obliged to have this document?

Thanks, Ram. I did realise that the proposed tax applies to residents, whatever their nationality but I'm unsure whether it only applies if you purchased a property in Italy as prima casa. Would a resident who owns one (or more) houses in Italy bought as seconda casa and a house in the UK, for example, be taxed on the UK house? Presumably the UK house would have to be declared on that person's tax return whether the Italian property is prima or seconda casa?

It is entirely possible that I'm being dim, but I don't understand from reading these posts whether only an Italian resident who opted to buy a house as prima casa is liable to pay tax on any overseas property he owns, or whether anyone resident in Italy must declare and pay tax on overseas properties, regardless of whether they purchased their Italian property as prima or seconda casa. And does it apply to both an Italian who has a holiday home in Florida, for example, and a British person who owns a house in the UK?

The figures re pellets sound low to me. I run a 9kw pellet stove that consumes one 15kw bag per day if run for most of the day. For a good quality pellet brand I pay 4.70 or 5.20, depending which supplier I go to. A friend runs a pellet boiler firing underfloor heating and hot water which uses up to 3 bags per day.

You are absolutely right - I too have always avoided using my middle name and have occasionally had my CF rejected as not being correct when I have omitted to include the middle name when registering on various sites. Wretched codice fiscale - publicises year of birth and middle names you might prefer to forget!

I use the related site enel.it and although I registered successfully, it wouldn't recognise my client number. I rang the numero verde and they could offer no help re the website so you might not get any help over the phone.  I hunted around on the site and found a way to email them. A day or so later, someone called me, rather to my surprise, and confirmed what I already suspected i.e. that my supply is currently a building site supply and for some reason that prevents access to the site. So I suggest first double-checking that the codice fiscale you are entering matches what is shown on any documents you have from My Enel and, if so, try and contact them through the site.

The PO policy does cover earthquakes and landslips but there's an important point to note: for claims following damage due to earthquake and landslip, the maximum payout is 50% of the building sum assured and 50% of the contents sum assured. Better than nothing though. Yes, Sprostoni, we opted for Gold but negotiated an upgrade to Platinum for the same price (because we paid in advance for the first year) so we have an allowance of 25Gb per month. So far we certainly aren't restricted by this and it is more than ample for our needs even though we are quite heavy users, streaming 60 - 90 minutes of live TV daily and for business I often spend 3 or 4 hours on Skype conference calls during the day. There's a gadget on the website that can be used to estimate your likely usage. Our total was a little more than your figure because we went for the professional installation and three wireless points (it's a big house). The technician did a site visit to work out our options (not essential, depends on the area) then returned for the installation which involved installing a smallish, earthed dish on the chimney, running wiring into the house, hooking up the modem and wireless router, configuring and testing everything and giving us a tutorial. Then he made another visit to install a second router and network the two so that we can move about the house with iPad or iPhone and the connection is seamless. We are really pleased with the service and we've got a faster connection than anyone we know in the area. One friend followed suit and signed up and took advantage of the discounts they are offering on the site at the moment. Our second year we'll just be paying the monthly fee. I think it's possible to upgrade or downgrade your package if your needs change.

Flip - I don't think the price is too bad because we have been able to dispense with our landline so I offset the saving of no longer paying Telecom against the internet price. We manage fine with cellphones and Skype - now that the internet connection is fast, Skype call quality is good. And I do find that quality of life in Italy is greatly improved if you can say goodbye to Telecom! Also, Italia Wifi is offering some good discounts at present, especially if you decide to pay for the installation and the first year's subscription up front. That's what we did and it's nice to have a decent connection and no more expense for a year.
