  I am considering buying a small studio in Rome which is designated an office caregory A10.  I would like to add a small kitchen area and rent it to students for short contracts and also use it for personal use. It is very small I think I understand the office designation requires that rental contracts have to be renewed frequently so it with not be considered a residence. Has anyone else heard of someone buying such a property to rent out and if there might be hidden issues. Thanks Elisabet

 1've  been told by the realestate agency that this type of studio can be rented out as long as the contracts are transitorio or short term, and I would need to use an accountant to handle the tax form. I like the location and it's affordable but I certainly wouldn't want any inforseen problems. Thanks for your advice.

Obviously there's the ''when in Rome,....' argument, but if you want to be 100% sure that what you are doing won't bring problems down the line,  aAn A/10 is not a habitable space.  Also you will pay 20% IVA on the purchase price, so it might not be as cheap as it looks.  Also you cannot take residence in an office.  

Thanks for your reply. The information from the agent is perhaps unclear, there do seem to be those classified as A10's for sale listed as a possible  Pied a Terre .I agree with your advise to steer clear of properties which may have confusing uses though.
