Ciao! Have you thought about getting a property finder? It's no extra charge to you and they work with several agencies or sometimes directly with the seller to find the properties that best fit your criteria. They also do a lot of the research and leg work before your arrival, so you can really "hit the ground running" and spend your valuable trip time viewing only the best-matched properties. I know of one that works in all of Italy and has a lot of contacts in both Tuscany and Umbria... the company is Renate Villas and you can contact the founder, Renate directly via email at info@renatevillas.com. She can also help with renovations and other projects after the purchase if you'd like too!

Really, it seems the best thing to buy a house in Italy, complete the purchase, both from a legal aspect that tax. Deepen, the regulations for the restoration that sometimes differ from municipality to municipality, more than from region to region - Relying on non-Italian professionals .... but...
