I concur that Le Marche is really nice and an affordable destination to set up roots.
I would definitely recommend bringing a coat and scarf as the temperature tends to really vary. You'll want to layer up in case it gets warm during the day and bring waterproof shoes as that is typically a rainy time. It's a nice period to be here though :)

There are so many places that are awesome in Rome. For example for breakfast you should go to Roscioli bakery for the best pastries. For lunch or dinner, my favorite spots include Armando at the Patheon, Flavio al Velavevodetto, Pianostrada (amazing for lunch).

We are actually in the process of looking for a home to buy in Florence and honestly it's terrifying! When neither of you is Italian, we are (32-30), it's hard to know what questions you need to ask when looking at houses... I too have heard that this is a good time to buy
Hello there! I personally am a huge fan of the hiking trails in Monte Giovi. If you put "pizzeria Acone" in your google maps you'll find it, it's about an hour from Florence above the town of Rufina. The local restaurant is wonderful to base for lunch or dinner and you can drive a little further to reach the summit. Here are some tips you can find useful here.
