There are many properties in Italy that stay on the market for a long time, due to the owners thinking that they know best how to sell their property, but in Liguria in seaside towns like Bordighera, Ospedaletti, San Remo are special areas in which any real estate has a premium price. I have obviously not seen the properties that you refer to but I would wager that any property in Bordighera, Ospedaletti or San Remo that has not sold quickly is due to having an ambitious price. Properties in those areas will sell eventually so the owner’s strategy will be to price it high and wait – instead of seeking professional advice and pricing it at market rate and selling it in a reasonable time period. It is a bit mad really.
Hello Nikki,I am not so sure if you can call it an “industry standard” because every project different and each Client’s requirement is different resulting in many different basis for fee calculations, but the fee is always based on how much and what type of work is involved.A fee offer will take into account the Client’s requirements which may be simply some ideas for the refurbishment of a property (flat rate based on size of property) or a Detailed Design service for refurbishment project (based on a percentage of proposed budget - % changes inversely to size of budget). Or it may involve following a project from inception to handover combining a number of different services.If you send me an email to info@rinovaprojects.com I can send you pdf file which covers and details our fee structure better.I think your were advised that you need a Geometra and an Architect - this is not necessarily case, usually one appoints a one or the other not usually both – it depends on details of the projects and your requirements.From your initial post it seems that your project will be relatively small, and does not require any changes to the property’s external appearance – which if it is the case, means that there is no need to request Permission from the Local Authority, which simplifies things somewhat. Architects need to make an offer in writing stating the services offered and how much requested for each service.- the services representing the various phases of the projescts execution

All builders tend to be reliable if you ask them to quote you a detailed description of the works you need to carry out, and supervise them.Ordering materials online is maybe made more complicated if you are not living at the address of delivery.For Tiles I would start with Marazzi one of Italy’s biggest producers – they have a website in English and a presence in the UK and maybe you can start talking to the in the UK to see if they can organize delivery from the sales point in Alba.https://www.marazzitile.co.uk/#https://www.marazzitile.co.uk/store-locator/italy/piemonte/cuneo/
I am an architect often in the lake Como area for work and know a a few expats in the Lake area, - the best thing for you is to join the Facebook group which is called "Lake Como Expats" which you can find on Facebook and ask to join.
Well done Meakin in getting good independent advice. In Italy there are so many old charming properties to renovate, they can be very seductive, BUT the costs for renovating old buildings is unfortunately pretty high - I am afraid that practically all the Estate Agents are all geared up to make the SALE of a property, and they know that the renovating costs can be a factor that jeopardizes the sale, so they tend to be very vague on building cost advice. Good move to get independent advice to enable you to see the whole picture.
