We have a house in Calamandrana, the heating pipes have the standard insulation coat – the house is sporadically occupied over the winter months and in 10 years we have not had any problems of frozen heating pipes when unoccupied. Let me know.However I would not say that the Brit Standards are higher, but they are definitely different, and to carry out an electrical plant in Italy requires you to certify it and take on substantial responsibility that it has been carried out respecting the relevant regs. Hi SamJohnny M is correct in saying that any new building must respect the hygiene regs. and have a lobby or hall (ante-bagno) between the main bathroom and any other living space. Ensuites are allowed without a lobby between them and bedroom, only if there is another “main bathroom” with a regular ante-bagno.Having the bathroom opening into the kitchen and will not comply with the building regs from the last several decades - so as Johnny M says it may be a very old house which has always had this arrangement since before the regs were put in force.However it is worth underlining that when the regs talk about “bathroom” they mean where the WC is. So maybe sometimes a kitchen can be link to a small room with a wash hand basin from which there is another door to a WC – and this type of layout would respect the regs.Also as Johnny says it is strongly recommended to check the plans of the Cadastre or Real Estate Survey documents (Mappe Catastali) to ensure that the plans in the Cadastre correspond to the as built reality - If the Cadastre Plans do not correspond to the as built, you maybe able to negotiate a price discount - usually there is some small or maybe big discrepancy, and it is important to understand the legal or financial consequences of any discrepancy in order to argue your case. If you see that the offending bathroom in the Cadastra plans is not indicated you will have to raise this issue with agent and seller before you go to the notaio. Hi the cost figure I posted of €34,800, was including substantial structural timbers, but excluding a load of copper flashing and guttering.The cost was received in a competitive tender bid from many different builders, all of whom need to be relatively big companies as they needed to coordinate the whole refurbishment of a house from roof, windows, facade, plant and external and internal finishes ....therefore I imagine if you find a local company who do roofs you may find a cheaper quote........which brings us back to your original question....I personally do not know any builders in Abruzzo, as I work in the north of Italy. Possibly you could find an English speaking “tecnico” (Geometra, Engineer or Architect) who could run and manage the tender bid process from selected and suitable small local companies....the idea being that you spend money on the tecnico to save money on the building company, but I do not know anyone in Abruzzo.....I know some architects in Fano, le Marche, or Bari, Puglia, but they are both too far away for you....I am sorry.

Hello,What have the builders quoted for?They need to remove existing tiles and dispose of them, then retile the roof ....correct? Have they include the cost of assembling saffolding and a pulley system or small crane?Is insulation and subsequent ventilation included?New roof structure and other timber work is all excluded.....correct?
